Instacart, a large scale, technology- based grocery delivery service had the need for a new Customer Experience Center. After conducting a multi- state search, Instacart chose Atlanta due to its robust workforce and attractive economic incentives. They then needed to choose the right office space in Atlanta that would meet all of their needs: space for 400 people, technologically capable, modern build out, “fun” amenities.

Atlanta Track Club

Since 1964, our client has been dedicated to promoting health and fitness through athletics in the Atlanta, Georgia area. Having grown out of their headquarters building in Buckhead, staff and race day equipment were located in a leased warehouse space several miles away. The challenge was to identify an available building centrally located to their employees, members and event locations that could be retro-fitted to its needs, provide efficiencies through a consolidated location, with enough space for their members to meet, volunteer and socialize. They also had the goal of building a partial indoor track which would offer an additional revenue stream and the possibility of future sportswear endorsements. Given its non-profit status, finding the most cost-effective and creative options was paramount.

Wildmor specializes in providing relocation services for clients that align their business objectives with the optimal location and work environment. We led our client through a detailed needs analysis process that included strategic workspace and location planning. Through creating scattermaps of their employees and member/volunteers we were able to determine the ideal area of town that would be conveniently located and also proximate to their largest event, The Peachtree Road race. After a thorough canvassing of the target area, a short list was identified with a building in the SweetWater Design District emerging as the strongest option. Wildmor leveraged the client's ability to remain at their current location in order to negotiate a very competitive sales price in this newly emerging loft office neighborhood. We worked with the client in coordinating the project management phase of the project in order to insure it was delivered in a cost effective and timely manner. Lastly, through a competitive bid process Wildmor placed its current Buckhead headquarters on the market immediately. This resulted in an above market contract within 30 days, which at closing contributed a large reduction in debt on the new headquarters building and eased cash flow immediately.

The Wildmor Team was able to address the challenges presented to us by the executive leadership in a thorough and expedited manner. The result for the client was ownership of a new corporate headquarters to be used for office space, meeting space, special events, warehouse storage and a partial indoor track. This result was achieved with competitive economics, well within their stated budget and, in the dynamic location of their choice.

Comcast Spotlight- Nashville

The client's office was in flex space for 10+ years.  The facility lacked sufficient parking, restrooms and the building's systems were coming ending their useful life and the client was responsible for all repairs and maintenance because of the lease structure.  In addition, the client was over capacity and there was no available adjacent space to expand. The interior space was dated and would require a complete rebuild and the look and feel of the office was not in keeping with the company culture.

 Wildmor Advisors worked with the client to determine current and projected employee headcount for this location relative to other regional offices.  Then prepared a commute impact study to pinpoint alternative locations which would have the least effect on employee commutes which is critical in a burgeoning city like Nashville.   After a sweeping search, Wildmor identified several unique spaces which was narrowed to a shortlist.  In order for the client to make a fully informed decision and have an accurate capital requirement estimate, Wildmor's Project Manager evaluated each site with a contractor and provided detailed pricing upfront.  The financial models showed that the costs to retrofit the current location including the rent and operating expenses was comparable to the rent obligation at the fully furnished Class A asset in SoBro, one of Nashville's hottest neighborhoods.

In the end, the client upgraded into brand new office space in its own building without significantly increasing its capital and expense liability.

Edwards Pitman

Our client, a regional environmental engineering firm, was given notice that their office building had been sold and would be re-developed.  They were given 6 months to find a new office space. Our client wanted to stay in the same general area as their existing space, but upgrade to a building that would allow them room for growth and the ability to attract and retain talent within a competitive industry. Their space would need to include a large, open archaeology lab and easy access to the first floor for storage of wet suits and other small scale excavation equipment.

With this deadline in place, we partnered with our client to determine their goals and priorities for a new location. Working with a team, including architect and project manager, we explored  our client's need to expand their space to accommodate employee growth, create a more efficient work space with interfacing teams proximate to each other and  offer a work environment that reinforced employee collaboration and attraction/retention of top quality talent. We toured them through multiple buildings in their preferred sub market in order to encourage an atmosphere of competition between the landlords. Two buildings emerged on their short list, test fits were performed and proposed build-outs evaluated before we entered into negotiations with the landlords. Through this process, our team determined build out costs in advance, insuring that we negotiated ample tenant improvement and avoided out of pocket expenses for our client.

Wildmor was ultimately able to secure our client space in their building of choice, with favorable market concessions, tenant improvement that more than covered their build out cost and flexible dollars that allowed them to spend excess funds on FF&E.  The space exceeded expectations in terms of efficiency and appeal.  As an added bonus, the landlord provided ample designated storage space for equipment on the first floor of the building at no additional charge to our client. Our Wildmor project manger insured that the project delivered within the designated time-frame and budget.

Greater Atlanta Christian

Built on the Campus of a Greater Atlanta Private school this project is an 82,000 sf multi-purpose venue.  The facility can host a number of events utilizing a complex audio visual package that can host school chapels and top national performers. The project consisted of coordinating multiple consultants including audio visual, furniture, kitchen, banquet, seating, sport equipment, and lighting. Wildmor’s Project Management team has managed over $65 million of spend on behalf of this Private School in the Greater Atlanta Area ranging in scope from classrooms, laboratories, theater and arts, master planning, athletic facilities, landscaping and hardscape design. The end result of this complex allows it to be used for regional and state sporting events as well as concerts.

All projects required extensive planning and scheduling in order to not interfere with the student’s normal school day. The client was able to keep interactive learning while projects were completed around the student’s schedule.

Our client has been revolutionizing the call center industry and helping companies deliver better customer service for over 40 years. Recently it was awarded a “game changing” contract, which required immediate and expansive growth. However, to meet the business objectives the company needed to deliver a 300 seat call center functional with an in-place workforce under a hard deadline, on a very restrictive budget - all within twelve weeks. Wildmor kicked off the project by preparing a detailed financial analysis defining all costs associated with the build-out and related additional equipment and researching call center saturation, labor pool metrics and economic incentives. The goal was to determine the optimal location where our client would have an abundant qualified labor pool in a building with ample parking for a high density build out we needed to leverage our tenancy to drive down occupancy costs and qualify for local economic incentives.

Wildmor’s team identified a large contiguous space with ample parking that is located in the Roswell “Opportunity Zone” and negotiated aggressive terms which included a plug-n-play suite in the building that Colibrium used to hire and train employees at their space was being built at no additional charge. The space was built out in record time taking only twenty-seven days, meeting the critical start date. The cost savings from being located in the opportunity zone amounted to $3500 per newly hired employee per year for a period of five years or $3,447,500 based on the one hundred and ninety seven employees to be hired. As a result, all of the client’s out of pocket costs were mitigated.
