Situation – As Quantum approached lease expiration, they were interested in relocating

to the Kennesaw submarket to reduce their team’s commute times. They needed flex

space that would provide ample office area and minimal warehouse storage. Since

Quantum is a general contractor, they wanted to ability to manage and complete all

improvements themselves to control costs.

Actions – Wildmor Advisors toured Quantum through multiple options in Kennesaw and Marietta

to create negotiating leverage in the submarket. As Bailey Park emerged as their top

choice, we focused on negotiating the best possible terms for our client, including a

competitive rate, free rent and TI package. We also make sure Quantum was able to

manage the build out, resulting in a first class and cost-effective product.

The Results – The Wildmor Team addressed our client’s need for a new space that had

ample office and meeting room space, as well as reduced commute times for their

employees. We negotiated a competitive concession package to ensure their real

estate costs came in well within their designated budget. As Quantum was able to

manage and implement the buildout with their own contractors, the TI package resulted
