The Challenge:

Our client, a regional environmental engineering firm, was given notice that their office building had been sold and would be re-developed.  They were given 6 months to find a new office space. Our client wanted to stay in the same general area as their existing space, but upgrade to a building that would allow them room for growth and the ability to attract and retain talent within a competitive industry. Their space would need to include a large, open archaeology lab and easy access to the first floor for storage of wet suits and other small scale excavation equipment.

The Solution:

With this deadline in place, we partnered with our client to determine their goals and priorities for a new location. Working with a team, including architect and project manager, we explored  our client's need to expand their space to accommodate employee growth, create a more efficient work space with interfacing teams proximate to each other and  offer a work environment that reinforced employee collaboration and attraction/retention of top quality talent. We toured them through multiple buildings in their preferred sub market in order to encourage an atmosphere of competition between the landlords. Two buildings emerged on their short list, test fits were performed and proposed build-outs evaluated before we entered into negotiations with the landlords. Through this process, our team determined build out costs in advance, insuring that we negotiated ample tenant improvement and avoided out of pocket expenses for our client.

Wildmor was ultimately able to secure our client space in their building of choice, with favorable market concessions, tenant improvement that more than covered their build out cost and flexible dollars that allowed them to spend excess funds on FF&E.  The space exceeded expectations in terms of efficiency and appeal.  As an added bonus, the landlord provided ample designated storage space for equipment on the first floor of the building at no additional charge to our client.
