Centrally located Headquarters

The Challenge:

Since 1964, our client has been dedicated to promoting health and fitness through athletics in the Atlanta, Georgia area. Having grown out of their headquarters building in Buckhead, staff and race day equipment were located in a leased warehouse space several miles away. The challenge was to identify an available building centrally located to their employees, members and event locations that could be retro-fitted to its needs, provide efficiencies through a consolidated location, with enough space for their members to meet, volunteer and socialize. They also had the goal of building a partial indoor track which would offer an additional revenue stream and the possibility of future sportswear endorsements. Given its non-profit status, finding the most cost-effective and creative options was paramount.

Wildmor specializes in providing relocation services for clients that align their business objectives with the optimal location and work environment. We led our client through a detailed needs analysis process that included strategic workspace and location planning. Through creating scattermaps of their employees and member/volunteers we were able to determine the ideal area of town that would be conveniently located and also proximate to their largest event, The Peachtree Road race. After a thorough canvassing of the target area, a short list was identified with a building in the SweetWater Design District emerging as the strongest option. Wildmor leveraged the client's ability to remain at their current location in order to negotiate a very competitive sales price in this newly emerging loft office neighborhood. We worked with the client in coordinating the project management phase of the project in order to insure it was delivered in a cost effective and timely manner. Lastly, through a competitive bid process Wildmor placed its current Buckhead headquarters on the market immediately. This resulted in an above market contract within 30 days, which at closing contributed a large reduction in debt on the new headquarters building and eased cash flow immediately.

The Wildmor Team was able to address the challenges presented to us by the executive leadership in a thorough and expedited manner.  The result for the client was ownership of a new corporate headquarters to be used for office space, meeting space, special events, warehouse storage and a partial indoor track. This result was achieved with competitive economics, well within their stated budget and, in the dynamic location of their choice.
