The Challenge:

Facing exorbitant operating expenses and a location that highlighted the challenges of attracting top talent, the leadership team of the advertising and sales division of this Fortune 50 American global telecommunications company sought a new real estate solution for the relocation of their division office which housed sales, finance and their network operations center that would enhance operations and make recruiting more powerful. Enter Wildmor Advisors - focusing on location, recruiting, retention and tech objectives, we considered the economic implications of the various scenarios facing our client. Of utmost urgency was the requirement to meet the corporations tight capital deadlines and the desire to move the capital spend into the current fiscal year- effectively reducing the already constrained lead-time of nine months down to just five.

Our team saw the opportunity to not only enhance our client’s real estate but positively impact their productivity as well. While we put a high value on our standardized systems and location strategies, we believe that culture and employee engagement is just as important. This is reflected in the decision to split the business groups occupying the 85,000 sf single story flex space in Norcross across two locations, centrally positioning the sales and marketing teams close to their customer base - creating more efficiency by reducing the drive times from office to clients - and moving the 24-hour Network Operations Center and finance and operations teams to  Alpharetta.  The team was actively positive about the benefits of our commute time impact studies, which supported Alpharetta as a commute central option for current employees and a “hotbed” for future talent recruitment.

Wildmor’s specialized experience with technical buildouts was imperative to our process for a streamlined and on-time delivery. More so, the Wildmor team secured below market rental rates and  tenant improvement allowances without Landlord restrictions, allowing us the flexibility to achieve the client's restrictive capital deadlines. . Together with our project management team, we delivered a visually-stimulating environment designed to detail.  Success also came from our client championing the implementation of these main features across their other business units
